38 single family homes sold the first month of 2017, compared to 47 sold in January of 2016.  While sales are down compared to January 2016 , it is important to note there are currently 113 single family homes currently under contract.  Although some may fall out of contract, we anticipate more sold homes in the coming months.

Low inventory levels continue to strain the market and push the sales price.  The median price for single family homes sales in the Flagstaff area for January 2017 came in at $376,500 compared to $350,000 in December.  The average sales price for single family homes for January was $426,215 and the averages price per square foot was $194.87.

In the Flagstaff area in January there were 7 condos and 12 townhomes sold.

For an in-depth look at the current market conditions please see the graph below.

taxt2017 if fully underway and if you haven’t started thinking about your taxes you should!  We want to make sure you remember the different ways you can save on your taxes if you are a home owner.  You are almost always able to deduct any interest, private mortgage insurance and any points you paid (if you purchased or refinanced a home in 2016).  Property taxes are also a tax deductible and there are still some energy saving tax credits available.  For a full list of what you are able to deduct visit this website, http://www.marketwatch.com/story/10-homeowner-tax-breaks-you-should-be-taking-advantage-of-2015-04-02.

If you purchased your home last year you are also able to deduct a lot of your closing costs.  We are happy to provide you with your Settlement Statement if you do not have it.  Your accountant will most likely want to see it while she/he is preparing your taxes.

If you are in need of an accountant we have a great one to refer!  Lisa Callan is a local accountant in Flagstaff and we recommend her highly.  If you have any questions about what buying or selling a home can do for your tax situation please don’t hesitate to  contact us !

narExisting homes sales closed out 2016 as the best year in a decade. Existing homes include, single family, townhomes, condos, and co-ops. Lawrence Yun, NAR chief economist, says the housing market’s best year since the Great Recession ended on a healthy but somewhat softer note “Solid job creation throughout 2016 and exceptionally low mortgage rates translated into a good year for the housing market,” he said. “However, higher mortgage rates and home prices combined with record low inventory levels stunted sales in much of the country in December.”  32 percent of these sales came from first-time home buyers. Single family home sales in the Flagstaff area for December 2016 were up slightly over December 2015.  There were 65 single family homes sales compared to 63 sales in 2015.  Buyers held confident through the election, rise in interest rates, and lack of inventory as 2016 came to an end.  As we enter 2017 Flagstaff home sales look to remain strong.  We continue to struggle with inventory levels but have new opportunities coming via new home sales.  Builders Capstone and Miramonte moved onto the next phase in Presidio, and Johnson Ranch in Doney Park will start taking lot reservations soon.

The median price for single family homes sales in the Flagstaff area for December dropped to $350,000 compared to $365,000 in November.

10 Condos were sold in the Flagstaff area in December and 22 townhomes.
