Fannie Mae Makes it a Little Easier for Homebuyers

This week Fannie Mae, the country’s largest source of mortgage funds, announced that it would ease its debt-to-income ratios come July 29th of this year.  It will raise the debt to income ceiling from 45 percent to 50 percent.  Fannie Mae also made changes earlier this year to make it easier for buyers with significant student debt to purchase their first time homes.

This comes at a time when a lot of buyers are still afraid of the market.  Having lived during our last recession many people are still nervous about another bubble.  While none of us know what is going to happen, we can say that lenders are still qualifying buyers much more strictly than they did in the early 2000’s.  Prices have gone up drastically but that is also because of the Nation’s low inventory levels.

With the heavy wind we have been experiencing it is hard not to think about what that means for the fire season.  We want all of our clients to be aware of any fire restrictions that may be put on our area.  There currently aren’t any restrictions in place for Flagstaff but there have been in our surrounding areas.

For an update on all of the fire restrictions in our area and the areas surrounding us, visit the United States Department of Agriculture website at usda.gov. You can also find out about our local restriction at The City of Flagstaff Website Flagstaffaz.gov.

Monthly Flagstaff Homes Sales Report – May 2017 Flagstaff Homes Sales

This May the Flagstaff area had 80 single family homes change ownership.  This was a strong increase from April’s 58 sales but is still lagging behind the 88 homes sales in May of 2016.  The dip in sales we saw in April in the $400,000-500,000 price range rebounded nicely in May with 22 sales.  Inventory continues to be a stress to the market with buyers having limited opportunities and a very competitive market, especially in the $400,000 and under range.  On the upper end, there were 3 home sales in Forest Highlands over the $1,000,000 price.  These 3 sales did increase the averages sales price (see below).

Nationally, most areas of the nation are facing a very similar market with sales lagging due to inventory levels.  If you have a moment please watch the video from the National Association of REALTORS® chief economist, Lawrence Yun discussing the market trends and how inventory levels are limiting sales nationwide.

The average sales price for single family homes in the Flagstaff area for May was $460,393 with an average price/sq. ft. of $198.72.  The median sales price was $398,500.

Our Flagstaff market did have 14 condo sales and 35 townhome sales in May.
