If you read our newsletter last month we reported on some of the new construction that is coming up around Flagstaff.  We let you know about a new development coming up northeast of town off Highway 89, Johnson Ranch.  We didn’t have that much information then, but we have received more so we wanted to update you.

Johnson Ranch has 61 Single Family home sites.  The lot sizes are 1 to 2.5 acres.  Horses are allowed and there will be equestrian/pedestrian trails throughout with direct access to Forest Service.  Phase 1 is 20 homes and will be starting in the mid $300,000 range.  Home construction is scheduled to start in June.  Lot reservations will be available soon.  Click here for floorplans and more information.

Flagstaff home sales for October 2016 are now in the past, just like the 2016 World Series and 2016 Presidential Election.  We had 73 single family homes sold in the Flagstaff area compared to 109 in October 2015.

The median price for single family homes sales in the Flagstaff area for October was $360,000 down from $381,750 in September.

6 Condos were sold in the Flagstaff area in October and 20 townhomes.

Winter is Coming

Living in Flagstaff, we all know that our winters are very unpredictable.  One thing we know for sure is that it will get cold and we will get snow!!  So now is the time to start thinking about getting those snow blowers prepped.  Here are some other things to consider to get your home ready for winter.

Check your home for air leaks.  This will help you heat your home more efficiently and keep your heating bill down.

Schedule an inspection of your heating system.  Having a professional HVAC contractor inspect your furnace or other heating systems will help insure you don’t have break downs in the middle of winter.  It is very important that you are able to keep your home warmed the cold spells to prevent frozen pipes.

Clean out your gutters.  If there is debris in your gutters and the water freezes it will cause a lot of stress on your gutter system.  You can prevent water damage to the system by cleaning it out prior to the freezing temperatures.

Winterize your outdoor sprinkler systems and water faucets.  You will want to remove all hoses from your faucets.  If you have a sprinkler system you will want to winterize it by blowing all the water from the lines to prevent frozen and broken pipes.  Your favorite landscaping company can do this for you.

Also, the parking ordinance in Flagstaff went into effect on November 1st.  From November 1st until April 1st there is no parking on city streets or alleyways from midnight to 7:00 a.m.  This ordinance helps the city snow plows during snow storms.  Remember, however, that it is enforced whether it is snowing or not.

We want to apologize for the delay in getting these numbers out.  The graph below is for the sales for September 2016. There were 90 single family homes sold in September 2016, compared to 106 in September 2015. Low inventory levels in the lower price points continue to impact sales.

The median price for single family homes sales in the Flagstaff area for September was $381,750 up from $375,900 in August.

The Flagstaff townhome market logged 25 sales in September and there were 10 Condo sales.
