This Saturday the Flagstaff Airport is hosting Thunder Over Flagstaff, a fly-in and car display benefitting youth and aviation! A pancake breakfast, free airplane and optional helicopter rides, craft vendors, and a grand viewing of different planes and cars in action will all be featured.

Monthly Flagstaff Homes Sales Report –July Flagstaff Homes Sales

For the month of July 91 single family homes changed ownership in the Flagstaff area.  This is down from 114 in July of last year.  The bulk of the sales this July were under the $500,000 price range accounting for 79 of the 91 sales.  There are currently only 99 homes for sale under $400,000 in Flagstaff and the outlying areas.  This shortage of inventory continues to cause a strain for buyers looking to purchase a home.

The median price for single family homes sales in July was $367,450, down from $386,991 in June.  We had 22 townhome sales in July and 23 condo sales.

Purchasing Condos Got a Bit Easier

condoA couple of weeks ago the U.S. Senate passed the Housing Opportunity Through Modernization Act.  This legislation includes reforms to current Federal Housing Administration restrictions on condominium financing.  This will make it easier for first time home buyers, or anyone relying on FHA financing to purchase condos.  This comes at a time where a lot of housing is unaffordable to most people.  Condominiums will be a good option for people looking in the lower price range.

Not all condos will qualify, but the bill makes it easier for most.  Previously FHA required  a 50% or more owner-occupancy status of a development in order for it to qualify for FHA financing.  They have lowered that number to 35%.  To learn more about the bill and what the National Association of REALTORS® click here.

Flagstaff home sales remained strong through June and very similar to the market one year ago.  We had a total of 84 single family homes sell in the area compared to 85 in June 2015.  The inventory of homes for all prices was at 4.9 months for June, compared to 4.1 months in May 2016.Our median price for single family homes in June was $36,991 up from $372,082 in May 2016. Townhomes and Condo sale continue to show a strong market in the Flagstaff Area .  32 townhomes and 14 condos were sold this month.
