Sales for single family homes in the Flagstaff area remain strong for 2016. In January, we had a total of 47 homes sold compared to 46 sold in January of 2015. We strongly believe we would have had even more sales in the Flagstaff home market if there was more inventory, especially in the $200,000-350,000 price points. As of this morning, there are currently only 30 active single family homes with a list price under $350,000. This continues to be a struggle for our market. Simply put, we do not have the supply to meet the needs of buyers in this price range.
The median price for single family homes in January came in at $338,347 down from $360,336 in December 2015. There were 14 townhomes sold in the area this January compared to only 6 sold in January 2015.
