The single Family homes sales in Flagstaff continued to mirror 2015 sales month to month. We had 42 sold homes in February this year compared to 41 sales in February 2015. There were 2 sales over the $1,000,000 mark this month, with one home selling for $4,100,000 (note the effect this had on the median price for this month). The market below $400,000 continues to be strong in sales and weak in inventory levels. This is creating challenges for buyers looking in this price range. Multiple offers and bidding wars are common for well-priced homes in this range.
The median price for single family homes in February came in at $364,000 up from $338,347 in January 2016.
Townhome sales surged in February with 21 sales. This is compared to 14 sold in February 2015 and 14 sold in January of this year. We have 49 townhomes currently active in our MLS.
