We experienced a rather large dip in the total number of home sales in Flagstaff in April of 2016 (73) compared to 2015 (88).  With absolute certainty, this can be attributed to the  inventory available to sell in the $300,000 and under price range.  Simply put, we do not have enough homes to sell to prospective buyers in this price range.  There are currently 15 single family homes active on the MLS in the $200,000-$300,000 range.  In April of last year there were 31 sales in this same price range.  Any sellers on the fence in this price range should strongly consider getting their home on the market ASAP (we know, a broken record). The median price for single family homes in April came in at $392,981 up from $376,229 in March 2016.

The townhome market in Flagstaff had 13 properties change ownership and there are 35 townhomes currently on the market in all price ranges.  The Flagstaff Condo market is also strong with 11 selling in April and another 27 in a pending status.
