Below you will see the sales numbers for single family homes for April, 2017. There were only 58 single family home sales for the month, down from 77 in April of 2016. We were also down from March 2017 sales of 68. Interestingly, the sales of homes in the $400,000-500,000 price range are where we see the biggest decline. There were 9 sales in April of this year. By comparison, March 2017 had 21 sales and April 2016 saw 19 sales in $400,000-500,000 range. As of 5/23/2017 there are 35 single family homes in this price range that are in escrow. We will keep a watch as these start to close out. Inventory levels remain very low in the price points below $400,000 and we are entering into our traditionally busy months.
The average sales price for single family homes in the Flagstaff area was $419,423 and the average price per sq. ft. was $206.88. The median price for single family homes was $364,000 in April.
Our market saw 11 condos and 27 townhomes sell in April.
