While we don’t want to sound like a broken record, single family home sales are showing no signs of slowing down. For the month of August 2017 there were 103 single family homes sold in the Flagstaff area, just off the 105 sold in August 2016. Inventory has not changed much but currently there are 6 homes under $200,000 on the market. No, we do not think this represents a change in the market but you will see it reflect in the graph below showing a three-month inventory in this price range. Heading into the last quarter of 2017 we do not anticipate seeing an increase in the inventory levels.
The average sales price for single family homes for August was $464,526 and the median price remained unchanged at $390,000. The average price per square foot was $216.91.
We also had 10 condo sales and 37 townhome sales in the Flagstaff area.
