If you live in Coconino County you have already, or will soon, get your Property Tax Statement in the mail. Every year this scares a few buyers or ours. Please know that if your property has a loan on it, your property taxes are being paid each month with your loan. YOU DO NOT NEED TO PAY THE AMOUNT THAT CAME TO YOU IN THE MAIL. Really, you are already paying this. You will just want to hold on to this statement for tax time. If your home is owned free and clear it is your responsibility to pay this amount.

Stage Two Fire Restrictions are in effect as of Thursday June 22nd across Coconino County. To reduce the risks of fire and keep our community safe the county has enacted Stage 2 restrictions due to forecasted weather and very high fire danger. Please read the article here for more information on what these restrictions mean for you. Please help protect our State!
With the heavy wind we have been experiencing it is hard not to think about what that means for the fire season. We want all of our clients to be aware of any fire restrictions that may be put on our area. There currently aren’t any restrictions in place for Flagstaff but there have been in our surrounding areas.

2017 if fully underway and if you haven’t started thinking about your taxes you should! We want to make sure you remember the different ways you can save on your taxes if you are a home owner. You are almost always able to deduct any interest, private mortgage insurance and any points you paid (if you purchased or refinanced a home in 2016). Property taxes are also a tax deductible and there are still some energy saving tax credits available. If you purchased your home last year you are also able to deduct a lot of your closing costs. We are happy to provide you with your Settlement Statement if you do not have it. Your accountant will most likely want to see it while she/he is preparing your taxes.

Below is a very good video from Lawrence Yun, Chief Economist with the National Association of REALTORS®. He is giving his market predictions for the housing market for the Country. He believes we are looking at a 1-3% increase in the market. Interest rates have risen to just over 4% on average, up about 3.5% just a couple months ago. While still historically affordable, it does limit buyer’s purchase power. Lack of inventory and lower new home construction continues to push the prices of home sales. Look for our year-end sales report for the Flagstaff housing market in our next newsletter coming your way at the end of January.
Here is the Flagstaff homes sales report for November October 2016. Single family home sales in the Flagstaff area tied with November 2015 numbers with 67 homes sold. Inventory levels in the $400,000 and under range continue to trend at low levels. Developers/builders are adding to the inventory in this level and we anticipate seeing more opportunities for buyers in 2017.
The median price for single family homes sales in the Flagstaff area for November was $365,000 up from $360,000 in October.
8 Condos were sold in the Flagstaff area in November and 16 townhomes.
