Monthly Flagstaff Homes Sales Report – August 2017 Flagstaff Homes Sales

Tags

, ,

While we don’t want to sound like a broken record, single family home sales are showing no signs of slowing down. For the month of August 2017 there were 103 single family homes sold in the Flagstaff area, just off the 105 sold in August 2016. Inventory has not changed much but currently there are 6 homes under $200,000 on the market. No, we do not think this represents a change in the market but you will see it reflect in the graph below showing a three-month inventory in this price range. Heading into the last quarter of 2017 we do not anticipate seeing an increase in the inventory levels.

The average sales price for single family homes for August was $464,526 and the median price remained unchanged at $390,000. The average price per square foot was $216.91.

We also had 10 condo sales and 37 townhome sales in the Flagstaff area.

Property Tax Statements

Tags

, ,

Screenshot (1300)If you live in Coconino County you have already, or will soon, get your Property Tax Statement in the mail.  Every year this scares a few buyers or ours.  Please know that if your property has a loan on it, your property taxes are being paid each month with your loan.  YOU DO NOT NEED TO PAY THE AMOUNT THAT CAME TO YOU IN THE MAIL.  Really, you are already paying this.  You will just want to hold on to this statement for tax time.  If your home is owned free and clear it is your responsibility to pay this amount.

Please stay tuned for our Quarterly Newsletter where we will have an article about tax preparation and real estate.  If you have any questions about the tax bill that came out or your assessed value, please do not hesitate to give us a call at (928) 714-0001.  We can also be reached by email at Info@BestFlagstaffHomes.com.
