Not sure whether to buy a new home vs. old home? This infographic from HouseLogic lists some of the pros and cons of buying a new home vs. old home.
For new Flagstaff homes, I’d add a couple of cons: (1) in addition to adding landscaping, you’ll be adding window treatments — an expense of several thousand dollars. (2) Most new Flagstaff homes are built on very small lots, so if your dream home includes a big yard, look at existing homes. That said, there is nothing quite like moving into a brand-new home!
Weather certainly has not interfered with new home construction in Flagstaff this winter. For the latest on Flagstaff new home and townhome construction, give us a call at 928.714.0001. Elite Team at RE/MAX Peak Properties.

I was among the 84 real estate agents, title company reps, builders and loan officers who attended the Northern Arizona Association of Realtors® annual meeting last Thursday. The builders gave us all an update on their new Flagstaff home projects. What we’re seeing is a lot of infill on projects that have been on the table for a decade or more, plus one new street (named “Anita”) with a subdivision called The Sanctuary. All of this activity means that if you’re interested in a new home, you should work with a real estate agent who knows all the Flagstaff new home options and will represent you in negotiations with builders.
Here’s a rundown from the multitude of builders about their Flagstaff home building projects:
Local Flagstaff builder Kf Investments currently has two projects, a resurrection of the townhomes are Railroad Springs and a new subdivision adjacent to Lake Mary Road known as The Sanctuary. Homes in The Sanctuary are on large lots, with single story options available. The townhomes at Railroad Springs can be had for under $300,000 while the Sanctuary homes top-out in the low $400,000 range.
Miramonte Homes has a broad price range of projects going in Flagstaff. At the lower price range are the Forest Springs Townhomes, the first phase of which sold out in the low $300,000’s. The next phase should be available in 2015 at slightly higher prices. Miramonte is one of the major builders in Presidio in the Pines where homes are currently available in the low-mid $300,000 range; these lots are small but the homes are nicely appointed and the development has a park and trails. Coming in 2015 will be a high-end duplex project off Switzer Canyon Road. All of these homes will have mountain views and, built on slopes, will be multiple stories. The three-story models will have an elevator option. Expect these to be priced starting in the mid-$400,000 range. Miramonte is also building the exclusive Pine Canyon golf course development.
Nationally, new home sales continued to rise in November although at a slower pace than earlier months in the year. The Western Region of the country, which includes Flagstaff, of course, grew over 31%. New building in Flagstaff has definitely taken off and sales seem to be keeping pace with the builders’ construction efforts.

Housing starts in November, as tracked by the U.S. Commerce Department leapt beyond experts expectations. Single family home starts as well as apartment dwellings contributed to this surge.
If you were to drive around Flagstaff, you’d see that home builders in Flagstaff are contributing. New homes are going up in Flagstaff’s Presidio neighborhood where construction was stopped years ago. Construction continues on the few remaining lots in Ponderosa Trails. Development is in full swing in Anasazi Ridge.
