The Pending Home Sales Index showed an increase in contract signings of 3.5% from 2015. Click on the video below to see what NAR chief economist Lawrence Yun has to say about what these increases mean for our spring and summer markets.

Shopping for a mortgage and shopping for a home go hand in hand. Most REALTORS® are not willing to show buyers homes until they know they are prequalified with a lender. So getting qualified is truly the first step in the home buying process.
When you are shopping for a mortgage you will want to know that the interest rate isn’t the only thing you are shopping for. Interest rates change daily and are largely determined by the market for mortgage bonds, not by the company who is originating your loan. When you are shopping for a loan you will want to compare the closing costs and the service received. You will want to find a lender that you can trust will help you along the process and lock you into your best case scenario.
There are many questions you will want to ask any lender you interview. REALTOR® Magazine has a useful article to familiarize yourself with these questions.
When you are ready to shop for a lender we recommend using a local Flagstaff mortgage lender. These lenders know the issues that can arise in our local market. Here are our currently recommended Flagstaff mortgage lenders.
Of course, Eric and Jessica would be happy to discuss buying a home and questions you may have for a lender. Give us a call at 928-714-0001.

As a homeowner there are a lot of ways you can save when comes to filing your taxes. We will preface by saying that we are not accountants but we can make you aware of some things you can write off if you are a homeowner. The most substantial write off is the interest you pay on your mortgage, whether it be paid throughout the year, or prepaid when you closed on your loan. You can also write off the Private Mortgage Insurance that was paid throughout the year. Depending on your region, there are certain tax breaks that you can get for energy efficient upgrades. Please click the link below for a more in depth article from www.HouseLogic.com.
If you closed on a home in 2015 you will want some paperwork to show your accountant. There are items on your HUD-1 closing statement that you may be able to deduct. Give us a call at (928) 714-0001 and we can provide these forms to you. Also, keep an eye on your mailbox, as your mortgage company should be sending you end of the year statements.

As 2015 came to a close, sales remained strong through December. The median price for single family homes in December jumped to $360,336 compared to $336,000 in December of 2015. 22 sales over the $400,000 price point helped trigger the jump. There were 28 homes sold in the $300,000-400,000 range depleting the supply level in this price range below 1.6 months (hint for any sellers on the fence in this price range). We also saw strong sales in December for homes over the $400,000 price, with two selling over the $1,000,000. As we enter into 2016 we anticipate another strong year for the Flagstaff Real Estate market. Overall, low inventory levels and below average interest rates should continue to drive sales.
Here are the numbers for December 2016 and how they compared to what sold this time last year.
Single Family Flagstaff Home Sales – December 2015

Flagstaff real estate has been good to us again this year — thank you clients and friends!
As the Pilgrims ended the voyage that we celebrate this week, they were “down to the slimy bottoms of their water casks. Of even greater concern, they were down to their last casks of beer….” The quotation is from one of my favorite American history books, Mayflower, an account of how America began by Nathaniel Philbrick. I hope you all find bottomless supplies of your favorite food and drink on Thanksgiving Day.
Eric, Jessica, I and our families are very thankful this year, as every year, for our clients. These great people chose us for the honor of representing them in making one of the most important decisions and helping them with some of the most difficult transactions of their lives – the purchase or sale of their Flagstaff homes. Wherever the market takes us, we’ll be there in the coming year.
Meanwhile, we pause and thank our clients for their continuing support as they refer their family and friends for their Flagstaff home purchases and sales. We are equally thankful for the honor that other friends, colleagues, and associates pay to us when they send referrals with the faith that we will take excellent care of the people they refer. Thank you all for making this another wonderful year for us in Flagstaff real estate.
