New Home Starts boom, including Flagstaff

Housing starts in November, as tracked by the U.S. Commerce Department leapt beyond experts expectations. Single family home starts as well as apartment dwellings contributed to this surge.

If you were to drive around Flagstaff, you’d see that home builders in Flagstaff are contributing. New homes are going up in Flagstaff’s Presidio neighborhood where construction was stopped years ago. Construction continues on the few remaining lots in Ponderosa Trails. Development is in full swing in Anasazi Ridge.

August home sales in Flagstaff were very strong compared with August 2012.

Statistics for August Flagstaff home sales show volume of sales up 22% from August 2012, median price up 21.7% and inventory up just 5%. These are for single-family home sales reported in the Flagstaff metro area (the City of Flagstaff and immediately surrounding county areas that have Flagstaff mailing addresses) as reported in the multiple-listing-service maintained by the Northern Arizona Association of Realtors.®The data may not reflect all sales (but it surely reflects most of them).

Median price of a single-family home sold in Flagstaff in August was $322,500– about $158 per square foot on the average sale.

Median sale price for a townhome was $255, 315.

It’s a seller’s market in price ranges up to $500,000. More details by price range next week in this blog.

Townhome sales show signs of improvement in 2013

Flagstaff TownhomeThe median price of Flagstaff townhomes sold in April is up nearly $85,000 from last year, but that’s entirely because of what’s available and what is selling. Thirteen townhomes sold in April, four of which were brand new with upgrades. Both older and new townhomes are definitely competing with single-family homes because of the shortage of Flagstaff single-family homes in lower price ranges and those prices are generally up compared with last year.

The median price of the 13 Flagstaff townhome sales in April was $248,000. We’re also seeing an upswing in second home buyers this Spring – something we’ve not seen in several years.

Good News for New Home Construction Equals Good News for Economy

Construction on new U.S. homes nudged up in February with modest gains for single-family homes and apartments, while building permits at best level in more than four years

Encouraging data from the U.S. Commerce Department showed that the new home building industry is getting stronger despite the disappointing confidence data yesterday. The data varied regionally with stronger improvement in the Midwest and actual declines in the Western Region (including Arizona). Still, the trend is in the right direction for the economy.

New home starts for single-family homes rose 0.5% in February to a rate of 618,000, the highest level since June 2008. The data exceeded most economists’ expectations.  Previously released January numbers were also revised upwards – this data is often revised and often volatile month-to-month. Applications for new home permits also hit their highest levels since the summer of 2008.

New home construction seems likely to lag demand, which will put upward pressure on home prices – not just for new homes but for resales, where inventory is also very low.

Though new homes represent only a fraction of the housing market, they have an out size effect on the economy because of the labor-intensive nature of home-building (creating jobs). This is why these data are watched so closely by Wall Street.

Builder Confidence Slips Two Notches in March

A gauge of confidence among home builders declined in March to the lowest level since October

The National Association of Home Builders/Wells Fargo housing-market index decreased to 44 in March from 46 in February for a second month of declines. The last time so-called “Builders’ Confidence” index reached above a reading of 50 was in 2006. Readings over 50 indicate that more builders see sales conditions as good than poor.

According to NAHB Chairman Rick Judson, many NAHB members reported increased demand for new homes in their markets. But they are experiencing bottlenecks in the supply chain for developed lots along with rising costs for building materials and labor. He also said, “problems with appraisals and credit availability remain considerable obstacles to completing deals.” The latter are problems facing the resale market for Flagstaff homes as well.

Today’s report is a sign that, while the housing market is on the upswing, the slope and speed of the swing are low.

Inventory shortage in Flagstaff homes is dramatic, stabilizing prices

In one respect, the 2012 move from August to September in the Flagstaff home sales market looks similar to 2011.  In September 2011 there were 68 single-family closings on Flagstaff homes compared with 78 in August 2011 (-12.8% month-to-month). In September 2012 there were 62 Flagstaff single-family home sales compared with 77 in August (-19.4%).  From there, the similarities end.

In September 2011, as in the three years before that, Flagstaff home sales exhibited a buyer’s market – that is there exceeded six months’ worth of inventory at the sales pace of single family homes. 2012 is different. Instead of 503 single family homes for sale at the moment I collected data for September 2011, there were 338 for sale in early October 2012. That’s a 32.8% drop in Flagstaff home listings.

It’s suddenly a sellers’ market in Flagstaff. The overall absorption rate is 5.45 months, but the pressure is dramatically greater in lower price ranges, as shown in the chart. A sellers’ market reality has even crept into the price range above $400,000. (Real estate economists define the breaking point between buyers’ markets and sellers’ markets at 6-months’ worth of inventory.)

The inevitable result of the Flagstaff housing inventory crunch is that prices are leveling out. The median price of a single family home sold in September 2012 was down only 1.8% compared with September 2011.  The median price rose in September ($274,700) as compared with August ($265,000). Still, the median price per square foot was stable at $101 per square foot, showing that larger Flagstaff homes are moving in this market. The percentage of distressed properties compared with overall sales dipped to 22% – where it was in July, contributing to the month-to-month median price increase.

Stabilizing prices and low inventory foretell a likely price increase in the coming months. There are frustrated buyers right now and there are sellers’ holding their homes off the market because they are betting on price increases next Spring. My prediction is that the price increases will be tempered by a significant increase in homes for sale. This low inventory situation just can’t continue.

By the way, there are also happy buyers and sellers out there. A buyer we’ve been working with for two years found the house of her dreams this weekend and we’re under contract. Drive east on I-40 from the junction of I-17 in Flagstaff and you will come to the Country Club Drive exit — it’s just about a five minute drive. The area south of I-17, within the Flagstaff city limits, contains two 18-hole golf courses (one open to the public, one open to members only), homes on large lots, pools, tennis courts, playing fields, and ready access to National Forest Service Trails.

The region is generally known as “Country Club,” but it contains many smaller subdivisions, including the newer Amberwood, the high-end Lakeside, and farthest to the west, Foxglenn and Elk Run. There are many townhome groups in all of these neighborhoods. There are two small lakes. The area is served by Sinagua High School and Knoles Elementary, though all of Flagstaff schools are open to residents.

There is a homeowners’ association, Continental HOA, that is responsible for maintenance of tennis courts, the golf course that is open to the public, and other recreation facilities. Annual dues range from $200-$300 per lot although there is a move afoot to increase that a small amount over the next few years.

Many of the homes in the area are year-round homes. The area is popular for its large lots, trees, and amenities. It is also a short drive to Northern Arizona University, straight down Butler, and it’s just a bit farther to Flagstaff Medical Center, the commute to which has been made easier by the opening of the 4th Street bridge in the last few months.
